Do you want to buy a house or take out a second mortgage for a renovation in 2026? Once again, rules are changing this year that affect what you can borrow and how much you pay monthly. National Mortgage Guarantee Border Increases

The limit for buying a home with a National Mortgage Guarantee (NHG) will increase from €450,000 to €470,000 in 2026. This means that you can make use of this guarantee for a larger part of the homes for sale. What is new is that this amount now applies to all types of homes, including caravans and locations. Loan standards and maximum mortgage in 2026

Due to the expected wage increase of an average of 4% and a declining inflation of around 2.3%, Nibud expects that most households will have slightly more to spend in 2026. What does that mean for taking out a mortgage? The government sets borrowing standards to prevent buyers from taking irresponsible risks. Based on these standards, the lender determines your maximum mortgage. It depends on your income, financial obligations and the home you have in mind. Thanks to the increase in salary, your borrowing capacity may increase slightly. In addition, there is a proposal by Nibud to calculate with a longer term and a wider housing rate. This offers additional opportunities for home buyers.

Important terms and conditions for a mortgage

There are various conditions for a mortgage that you, as a buyer, must take into account:

• Student debt: your student debt is not listed in the BKR, but you must report it honestly. Lenders have been looking at the actual monthly payment since 2024, and that will remain the case in 2026.

• Work and contract: a permanent contract provides the most security. Do you work through an employment agency? Then you can also apply for a mortgage with a perspective statement, provided you have been employed for at least 26 weeks.

• Family loan: have you reached your maximum mortgage but are you still short of money? Then you can take out an extra loan with family. It is important that the interest is returned and the term is the same as that of your mortgage.

Higher starter exemption for first home

Starters between the ages of 18 and 35 will get a little more space in 2026. The threshold for the starter exemption for transfer tax rises from €525,000 to €555,000.
